Q: Where is your office located?
A: We are located in Morgantown, West Virginia. If you take a left at the light on 705
onto Willowdale Drive, you will pass the NIOSH building, Ruby Memorial Hospital, and
the WVU football stadium. Take a left on Valley View Avenue and Chateau Royale is located
approximately 100 yards on your right. You will see a Welcome sign and a Leasing sign on
each side of the entrance. When you turn into the parking lot, the building in front of
you is the main office. You will need to go up the set of stairs to enter the leasing office.
Q: What is your pet policy?
A: We do not allow any pets over 50 lbs. and we also have breed restrictions. If you ever plan
on having a pet, you will need to reserve the right to have one when you sign the lease. Also,
you will need to submit a $350 nonrefundable pet deposit after the pet is approved. If you renew
your lease, you will not have to pay the pet deposit again.
Q: Are utilities included with the rent?
A: No, however, you will pay the trash with your first month's rent. The cost is $190 for a one
bedroom apartment, $210 for a two bedroom apartment, and $230 for a three bedroom apartment. If
you choose an apartment in Chateau I, you will be responsible for your gas, water, and electric.
If you choose to live in Chateau II, you will be responsible for only water and electric. We have
efficient appliances; therefore, your utilities will be fairly low.
Q: How long are your leases?
A: Most of our leases run from May to May but you can rent from August to August if there
are apartments available. Regardless of what you choose, the lease will be for one year.
Q: If I choose to have a roommate, do we each get a separate lease?
A: No, each of the tenants signs the same lease. There is only one lease per apartment.
However, the tenants are jointly and separately responsible for paying the rent.
Q: Do you allow people to sublet their apartment?
A: Yes, all tenants must agree to the sublet and put in writing who is subletting. The
original tenant must pay a $75 nonrefundable subletor fee while the new subletor will be
required to pay their own security deposit. If the original tenant is a renewal and has
received their renewal incentive, they will have to pay back the incentive. The subletor
will be at a current rate and not at the renewal rate.
Q: What are your amenities?
A: We have a heated swimming pool, volleyball court, basketball court, 24-hour emergency
maintenance, free paved and lighted parking for tenants, washer/dryer hookups, central air,
smoke alarm and sprinkler system, on-site management, monthly newsletter, garbage dumpsters
on property, full size kitchens, private balconies, and we are located within walking distance
to the PRT. The Mountain Line bus service stops by our location every 15 minutes for easy transportation.
In addition, we have opened an activity center that has free wireless internet, a
full fitness room, an internet café, a pool table, a foosball table, a ping pong table, and a
lounge area where you can watch Direct TV on a large screen television.
Q: What is included in furnished apartments?
A: If you are renting an apartment in Chateau I, you will receive a sofa, chair, coffee table,
two end tables, lamp, kitchen table, and four chairs. The bedroom will include a frame, box spring,
mattress, headboard, dresser, chest, night stand, and a lamp. If you would like to live in Chateau II,
you will receive a sofa, chair, coffee table, two end tables, two lamps, and two barstools. The bedroom will be
the same as Chateau I.
Q: Do you have apartments that have two bathrooms?
A: All of our apartments have one spacious bathroom.
